Property Manager
JOB SUMMARY
The Property Manager position provides service to our valuable clients consisting of owner and tenant relations in the general oversight of the property while managing a team to execute daily tasks required to meet property management demands and deadlines.
RESPONSIBILITIES INCLUDE
- Oversee training, supervising, and motivating dedicated management staff.
- Maintain accurate resident records.
- Review and final approval of applications based on company policies and procedures.
- Maintain property revenue and expenses by overseeing expenditures and setting competitive market rents.
- Follow up on service requests with the maintenance team to ensure requests have been completed.
- Owner communications to best keep clients updated on their property. This includes lease renewals, lease breaks, updates on current market rates and turnover, property maintenance and emergencies, and an overall financial review of the property.
- Conduct regular property inspections to ensure safety and maintenance standards, including necessary inspections for move-in/out and annual inspections.
- Conduct property tours for prospects interested in renting the property.
- Available for on-call management, rotated monthly for additional compensation per rotation.
DESIRED EXPERIENCE/KNOWLEDGE/ABILITIES
- APPFOLIO management software experience preferred
- Property management experience is preferred
- Demonstrate ability to manage multiple tasks daily
- Superior written and verbal communication skills and negotiation skills
- Extremely computer literate with a knack for technology
- Results-oriented with the ability to balance all business considerations
- Strong organizational and time management skills and ability to prioritize
- Strong problem-solving skills and analytical abilities

Assistant Property Manager
OVERVIEW
We are looking for an Assistant Property Manager. As an Assistant Property Manager, you will play a vital role in ensuring the smooth operation of our properties. You will assist the Property Manager in various tasks related to tenant relations, leasing, maintenance, and financial management. Your attention to detail, strong communication skills, and knowledge of property management principles will contribute to the overall success of our properties.
RESPRONSIBILITIES
- Rent Collection - Complete daily transactions and tasks related to posting rent, fees, and other payments, including preparing deposits. Review resident tenant ledgers, communicate with residents about outstanding balances, prepare notices, and collect on delinquencies.
- Review vendor and service provider invoices and submit them for payment.
- Assist with budgeting and financial reporting for the property.
- Coordinate move-in and move-out processes, including resident renewals, by tracking lease terms and meeting notice requirements.
- Follow up on service requests with the maintenance team to ensure requests have been completed.
- Conduct regular property inspections to ensure safety and maintenance standards, including necessary inspections for move-in/out and annual inspections.
- Tenant Relations - Handle tenant inquiries and serve as a valuable resource to resolve any issues or complaints in a timely manner. Send notices for lease violations and enforce the lease when needed.
- Available for on-call management, rotated monthly for additional compensation per rotation.
- Act as the supervisor in the absence of the Property Manager.
